GM or housekeeping lead walks us through. We measure square footage, identify problem areas, note traffic patterns and any biohazard or pet protocols.
Step 2
Schedule around occupancy
Floor-by-floor or wing-by-wing rotation so guest impact is zero. After-hours (10pm–6am) available for lobby and high-traffic spaces.
Step 3
Recurring contract or per-job
Most properties go on a monthly or quarterly rotation. Per-job emergency stains, pet-room turnover, and event reset available 7 days a week.
Step 4
Documented results
Photos before/after for every room we touch. Sent to GM same-day for housekeeping training and insurance records.
Pricing
Predictable, contract-friendly.
Commercial carpet is priced per square foot — typically $0.20–$0.35/sqft for hospitality, with 15–25% off recurring contracts. Lobby + 10 guest rooms is a common starter package.
Final pricing depends on square footage, frequency, access (after-hours vs. weekend), and any add-ons (chairs, partitions, listing-photo refresh, biohazard treatment). The written bid covers everything before we start.

Yes. After-hours work (10 PM–6 AM) is part of how we operate for hospitality — your lobby gets cleaned with zero guest impact and dries before breakfast service. There's a small after-hours premium that we quote upfront.
Can you turn over a pet-friendly guest room same day?
Yes. Pet-room turnover is one of our most-requested commercial services. UV inspection, enzyme treatment, deep extraction, and a fast-dry process get the room ready for the next guest in 4-6 hours.
Do you carry general liability and workers comp insurance?
Yes. We'll send a Certificate of Insurance naming your property as additional insured before the first visit. Our COI is on file with NJ; if your management company needs specific limits, we'll match them.
Do you offer contract pricing for monthly rotations?
Yes — recurring contracts get 15–25% off the per-job rate. We typically draft a 6 or 12-month rotation with a fixed sqft rate, then quote one-off projects (event reset, pet emergencies, deep-clean for renovations) as add-ons.
