We measure square footage by floor or section, note any specialty items (rugs, chair counts, partition linear feet), then bid in writing.
Step 2
After-hours rotation
Most offices we work 7pm–6am weekdays or weekends. Floors rotated so the whole footprint cycles through over 3-6 months on monthly contracts.
Step 3
Chair / partition add-on
When chair upholstery is in the contract, we hand-clean each unit with a low-moisture process — back to use within 2-3 hours.
Step 4
Building protocols
We handle COI, freight elevator scheduling, security check-in, after-hours building access. Tell us once during onboarding and we manage the rest.
Pricing
Predictable, contract-friendly.
Office carpet tile: $0.20–$0.35/sqft. Broadloom: $0.25–$0.40/sqft. Ergonomic chairs: $15–$25 each, per visit. Recurring contracts (monthly/quarterly): 15–25% off.
Final pricing depends on square footage, frequency, access (after-hours vs. weekend), and any add-ons (chairs, partitions, listing-photo refresh, biohazard treatment). The written bid covers everything before we start.

Do you work weekends or strictly weekday after-hours?
Either. Most offices prefer Saturday or Sunday for big visits (no business interruption), but we run weekday after-hours rotations too. Tell us what fits the building access rules and we'll match it.
Can you clean ergonomic mesh and fabric task chairs?
Yes. Mesh chairs (Herman Miller-style) get a careful hand-clean — we don't soak them. Fabric chairs (headrest oils, armrest stains) get low-moisture extraction. Quote is per chair, with volume pricing for 30+ units.
Do you handle COI and building security on your own?
Yes. Send us your COI requirements during onboarding, we email it to property management, and we coordinate the freight elevator and after-hours security check-in directly. Your facilities lead doesn't have to babysit.
End-of-lease deep clean — what's included?
Full carpet extraction across the entire leased space, conference-room reset, executive area rugs, ergonomic chairs (if leaving), partition fabric refresh. Photo documentation for the landlord. Usually a 1-day or 2-day project.
