Step 1
Property-wide bid
Walk the property with the manager. Sqft per floor, common areas, and amenity rooms documented separately. Bid in writing with itemized lines so the board or owner can approve confidently.
Step 2
Recurring contract
Most properties go on quarterly or bi-annual rotations. Lobby and high-traffic areas can move to monthly if needed. One invoice per visit, fixed rate, easy budgeting.
Step 3
Turnover service
Apartment carpet between tenants — typically 24-48 hour turnaround request. We pre-inspect, treat pet spots, extract, dry-time air movers, and email the management photos before/after.
Step 4
Single point of contact
Same crew, same scheduling lead. The property manager has one phone number, gets confirmation texts the day before, and gets the invoice within 48 hours.
Pricing
Predictable, contract-friendly.
Common-area carpet: $0.20–$0.30/sqft for recurring contracts. Apartment turnover: $99–$149 per unit (1-bedroom). HOA contracts typically billed quarterly to the management company.
Final pricing depends on square footage, frequency, access (after-hours vs. weekend), and any add-ons (chairs, partitions, listing-photo refresh, biohazard treatment). The written bid covers everything before we start.

What managers ask.
How do you bill recurring contracts — by visit or monthly?
Either. Most property managers prefer invoiced-per-visit so the HOA or owner sees what they got. Monthly retainer billing is available for properties on monthly rotation (no per-visit invoice friction).
Can you handle apartment-turnover requests within 24 hours?
Most weeks yes. We hold 2-3 turnover slots per week for property-management partners. If your timing is tight, call us before listing the unit and we'll lock in the slot.
Do you carry COI naming our management company as additional insured?
Yes. Send us your COI requirements during onboarding and we'll match your minimum limits. The COI is renewed annually and we'll auto-send the updated version when it renews.
Are pet-accident treatments included in hallway cleaning?
Spot treatment of fresh pet accidents (within ~48 hours) is included in any hallway visit. Saturated older accidents that have reached the pad are quoted separately because they may need partial pad replace.
