Does homeowners insurance cover carpet damage? An NJ guide

Whether your carpet damage is covered comes down to one word insurers care about: sudden. Sudden and accidental is usually covered; gradual or wear-and-tear usually isn't. Here's how it generally works for NJ homeowners — with the honest caveat that your specific policy and adjuster have the final say.
The 'sudden and accidental' rule
Standard homeowners policies are built around sudden, accidental events — not slow decline. Carpet damage from a burst pipe, an overflowing washing machine, a failed water heater, or a similar one-time accident is typically covered (minus your deductible). The key in the adjuster's eyes is that it happened suddenly and wasn't something you let go.
What usually isn't covered
These are the common denials:
- Gradual leaks — a slow drip under a sink that rotted the carpet over months reads as a maintenance issue, not an accident.
- Normal wear and aging — worn traffic lanes, matting, and general age are never covered.
- Most pet damage — chewing, repeated accidents, and pet odor are typically excluded.
- Flooding from outside (storms, rivers, surface water) — NOT covered by a standard homeowners policy. This matters a lot in NJ.
Flood is a separate policy — important in NJ
If a storm or rising water flooded your basement carpet, that's flood damage, and standard homeowners insurance does not cover it. You'd need a separate flood policy (through the NFIP or a private insurer). Given how much of North Jersey sits in or near flood-prone areas along the Passaic, Hackensack, and Meadowlands, this is worth knowing before you need it — not after.
What to document if you have a claim
Before anyone cleans or tears anything out:
- Photograph the damage and the source (the burst pipe, the failed appliance) before you touch it.
- Note the date and how it happened, in writing, while it's fresh.
- Don't throw out damaged carpet or pad until the adjuster has seen it or cleared you to.
- Still act fast on drying — document, then mitigate, so mold doesn't become a second (often denied) problem.
- Get a written professional assessment of whether the carpet can be cleaned or needs replacing.
