The short answer: most Bergen and Hudson County homes pay between $99 and $350 for a typical carpet cleaning visit. The long answer is more useful — here's what actually drives the price, what's a fair starting point in NJ, and where the franchise overhead lives in the cleaners that look cheap upfront.
The fair starting point in NJ
Realistic 2026 pricing for residential carpet cleaning in northern NJ runs roughly:
- 1 room: $60–$120 (most cleaners have a minimum charge that lands here)
- 2 rooms: $100–$140
- 3 rooms: $145–$190 (our starter is $169)
- Stairs: $30–$45 per ~13-step flight
- Hallway: $20–$30
- Pet stain/odor treatment: $25–$40 per spot, or $90+ for a soaked room
- Fabric protector add-on: $20–$30 per room
What actually changes the price
Five variables drive most of the price swing on the same square footage:
- Fiber type — wool, viscose, and silk-blend carpets need different chemistry and dry slower; expect a 15-30% premium.
- Soil level — a carpet that's been cleaned recently takes one pass; a 5-year-deferred carpet may need three passes plus a degreaser pre-spray.
- Stains — pet, ink, dye, paint, and red-drink stains often need a separate spot-treatment line item.
- Furniture in the rooms — we move small pieces for free; large beds/dressers we work around or move with a written waiver.
- Access — third-floor walkups, no parking, or strict elevator scheduling adds setup time.
Where the franchise markup goes
National brands like Stanley Steemer, Zerorez, Chem-Dry, and Coit price 15-40% higher than local owner-operators for the same hot-water extraction work in most NJ markets. The markup pays for: national TV advertising, corporate royalty fees to the franchise headquarters, a fleet of branded trucks, and an in-house call center.
None of those line items make your carpet cleaner. They make the brand more recognizable, which is sometimes useful (insurance claims, relocation packages) and often not.
Red flags in a quote
If the price feels too good to be true, these are the most common ways a $59-special turns into a $400 invoice:
- "Per room" but rooms are defined as 200 sqft — most living rooms count as 1.5 or 2.
- Pre-spray, deodorizer, and protector are not optional and are added once the tech arrives.
- Stairs aren't included in the room count and cost extra per step.
- "Minimum service charge" appears only on the invoice.
